Professional Services

Professional architectural services are commonly provided in phases of deliverables and are as follows:

Phase One - Design:

BCB first consults with the owner to determine the project goals, functions and requirements. This creates what is referred to as the architectural program. Based upon the program, BCB then develops study drawings that illustrate concepts, spatial relationships and appearance. Also during the design phase zoning requirements and forecasts of probable costs are investigated. It's concluded with follow-up design development as applicable to solidify the scope, look and budget.

Phase Two - Construction Documents:

The preparation of construction documents (CDs) consists of drawings and specifications. These documents delineate in greater detail the design intent and include all pertinent information required for the contractor to price and build the project.

Phase Three - Bidding and Contract Award:

The first step of this phase is the preparation of the bid documents which go out to potential contractors for pricing. BCB distributes all documents to bidders and does follow-up to answer questions. After the bids come in BCB qualifies and validates the bids received and assists the owner with negotiating final terms and conditions and awarding the construction contract.

Phase Four - Construction Phase:

Construction Phase services are rendered at the owner's discretion and are outlined in the owner-architect agreement. BCB's core responsibility during this phase is that as the architect, we shall, on the basis of on-site observations, determine in general if the work is being performed in accordance with the contract documents.
